We handle everything from small scale bathroom and kitchen renovations, to additions, sunrooms, decks, all the way up to large scale gut jobs and additions. Each scope of project has a different approach but the same outcome: Happy clients and quality workmanship!
Design and Planning
The design and planning phase is where the real fun begins!
For larger scale renovations and additions, we can help match you with a wide range of designers, until you find the one that best meets your projects needs. Or if you are embarking on a smaller scale renovation or re-model we can handle the design in house!
Once you have selected a designer, we will team up to achieve a common goal, designing and completing the renovation project of your dreams without breaking your budget!
Budgeting
If you already have a permit ready design, we start with our 300+ line item detailed budget, this level of detail ensures nothing is missed or left out to surprise you later!
Our budgeting is split up into optional phases:
High level budgeting at the planning stage. This ensures we are not wasting design hours heading in an unaffordable direction.
2. The next phase of budgeting happens at the conceptual or schematic design phase and includes a 300 line item detailed budget! This level of detail at such an early stage allows design adjustments to be made based on real numbers.
3. The final budget is prepared based on permit ready drawings and is the benchmark for budget tracking through out the project. This final stage is a requirement when working with HRP!
Construction and budget tracking
We strongly believe that experienced boots on the ground is everything! We have an awesome, in-house team of finish carpenters, framers, site supervisors, and labourers. This is essential for quality control, efficiency and budget control.
We all know renovations can be tricky! Budgets can balloon at the drop of a hat, nobody has x-ray vision but it’s HRP’s decades of experience and professional team that will ensure surprises are handled before they break the budget and schedule!
Weekly budget tracking is the key to making sure we know what is coming before hand and never shock our clients with last minute increases.
The Hand-Off
The hand-off is the most important step and a very exciting day!
There is nothing like walking through your brand new, finished home for the first time! Especially when it is just that, finished! We never leave a site until we are 100% done! “Oh yeah, we will come back for that!” is not in our vocabulary.
And when we hand you those keys, you have us for life!
We will be there if the slightest problem arises and we never hesitate to help when it comes time to maintain the quality home we built together!
